Denver County

100 Units: One and Two-Bedroom Apartments
Near: City of Cuernavaca Park, North River Neighborhood

Renaissance Riverfront Lofts is located in the North River neighborhood in Downtown Denver.  It is the Coalition’s newest property and demonstrates that energy efficiency and environmentally friendly construction can become the standard for affordable housing, while meeting the needs of our lowest income neighbors.  The property reflects a new vision that links sustainability to the City’s homeless strategy.

Approximately 50 percent of the units are reserved for individuals being served by the Colorado Coalition for the Homeless.  The remaining units are for households earning up to $36,000 (60 percent of area median income).

Rents range from $300 to $650 per month for a one-bedroom apartment and $480 to $700 for a two-bedroom apartment. Homeless households pay rent based on 30 percent of their income. Public grants and private donations help to subsidize rents of homeless individuals and keep rents as affordable as possible.

Renaissance Riverfront Lofts was constructed in accordance with Enterprise Green Community Guidelines and features design and materials that enhance air quality, improve water conservation and increase energy efficiency. Common areas are fully powered by photo-voltaic panels mounted on the roof. Low-volatile organic finishing compounds were selected for paints, sealants, and carpeting. All appliances are ENERGY STAR ™ rated. There is abundant natural lighting. Elevators use 33 percent less power than hydraulic elevators and no petrochemicals.

Renaissance Riverfront Lofts is Affordable Housing Finance's 2009 Readers Choice Awards  winner in the Green Category.
